| Down Payment Plan |
4% discount will be given on basic cost for down payment plan and total cost of flat shall be payable as following. |
a) ) Booking Amount:- 10% of total flat cost |
b) Within 45 days :- 85% of total flat cost (including lease rent, floor premium, covered car parking, power back up etc) |
c) At the time of possession of flat (or 31st December, 2010 whichever is earlier) :- Remaining 5% of total flat cost. |

| Extra Charges |
| 1. Preferential location charge (PLC) of Rs.100/- per sft will be applicable on basic cost for low rise building i.e. categary A4 & P4 |
| 2. Additional power back up will be available on extra cost of Rs. 15,000/- per KVA. (subject to abvailability & at the sole discretion of the company). |
| 3. Additional open car parking wil be available on extra cost of Rs. 1,00,000/- (subject to abvailability & at the sole discretion of the company). |
| 4. G. F. Premium Rs. 150/- per Sq.ft. + Lawn area at ground floor@ Rs. 1750/-per Sq.ft., 1st floor premium Rs. 125/- per sq.ft., 2nd floor premium Rs. 100/- per Sq.ft., 3rd floor premium Rs. 75/- per sq.ft. & 4th floor premium Rs. 50/- per Sq.ft. |
| 5. Fire Fighting & Electricity Connection Charges Rs. 50/- per Sft. (Payable at the time of possession of flat) |
| 6. Interest free Maintenance Deposit @ Rs. 30/- per Sq.ft. (Payable at the time of possession of flat) |
| 7.Monthly recurring maintenance charges Rs. 1.50/- per sft + Service Tax of super area (Plus Rs. 0.25/- per sft + Service Tax of terrace/Lawn area in case of the penthouse & G.F. Flats) per month for each category of flat. One year advance Maintenance charges will be payable by the allottee at the time of possession of flat. |

| *Super builtup area of category A4 flat at G. Floor is 3645 sft and at first floor is 2522 sft. Tthe prices will be payable accordingly. |
| "Possession of flat will be given before 31st Dec. 2010. The Company would pay @ Rs. 5/- per sft per month of super area for any delay attributable to the inability of the company except Force Majeure on the handing over of the flat beyond 30th June 2011. Similarly, the allottee(s) would also pay holding charges @ Rs. 5/- per sft of Super area per month, if the allottee(s) fails to take possession before 30th June 2011." |

| Payment should be made in favour of "Purvanchal Construction Works Pvt. Ltd." by local cheque/D.D. payable at New Delhi. |
